Resident Manager's Report

January 2007

Boulder Tree was called regarding trees in lots #4, #5, #9 due to residents concerns about dangerous limbs over homes.

We call Ray Hummer after big snow storm to plow streets. Then used new snow blower to clear drifts.

Resident concerned about another resident who had not been seen in several days. He checked on her and thought she looked ill. We called the police for welfare check. They reported she was OK.

One sewer clean out was completed at unit 180.

Julie and Enzo removed most of the stuff from Mobile Maintenance storage. We attempted to make another trip; Roger said we can not get to it due to snow drifts.

Parking complaint regarding resident parking two cars in front of #177's home. One car was removed, the other was towed to North Parking.

Outside lights not working on North side of park, the problem has been located, the majority of the lights are on now and we are waiting for improved weather conditions to dig line.

We have received many calls from people stuck in snow and mud during storms.

Enclosed is the December 2007 financial statement. Budgeted Rental Income was $48,240.00. The amount collected this month was $45,695.00. Actual Collection loss was ($988.00). Total Operating Income for the month of December was $42,820.63, which was $2,454.37 less than budgeted due to vacancy loss, net prepaids, and collection loss. The December operating expenses were $40,033.02, which was $7,163.39 more than budgeted due to two months land lease charges, collection expense, and additional payroll expense..

 

The Net Operating income for December was $2,787.61. Cash on hand was $207,005.06. Security Deposit reserve is $27,507.00. As of December 31, 2007 there were 12 residents with past due amounts. The total amount owed on these accounts is $44,921.90. Of these accounts 9 have balances of $1,000.00 or more that are 90 days past due. Total due over 90 days is

$39,970.53. This balance includes three residents whose rent structure is in dispute, a resident in the process of eviction and a resident that was evicted and has a past due balance of $1 1,542.53 still owing..

 

At this time, there are 5 vacant lots, one administrative unit and one unit occupied by the resident manager. All of these units are included in Total Lots of 135.
