Resident Manager's Report
February 2007
• We received a complaint regarding trash left in front of home by construction people. Enzo removed small amount of trash.
• Resident in #34 B asked to be notified if the road is to be blocked for any amount of time.
• Jim called about Craig (Wyatt Const.) who was harassed by resident. It was suggested that they call the police and also Sandy was notified of the situation.
• Also we’ve received complaints regarding vehicles parked in front of other people’s homes. Warnings have been placed on these vehicles.
• One resident complaint that temporary lights were on all day and off at night. His wife nearly fell carrying baby into house. Jim was notifted and Management fixed the problem.
• Another resident is concern about snow removal north of 4 77 when there are 3 or 4 inches of snow. Julie has notified Ray Hummer not to plow snow unless there are 8 or more inches. What guidelines do we want?
• Complaint about numerous vehicles belonging to #169. Sandy was notified and a letter has been sent.
• Broken pipe under #161 resulted in water running from under home. This was a resident problem and was repaired.
• #165 outside water faucet was broken and has been repaired.
• EL-JEBEL was called several times for pickup of recycle paper. Julie was told hat they were unable to get to the container due to the parked cars.
• #14 gas line broken and repaired and gas line turned on when no one was at home. Enzo was notified.
.. Gas was disconnected from #34 A to #35 B, Enzo was notified.
• Ford-Bronco with no license parked in front of 4 93 then moved to north parking was towed 2/2/07.
• Talked to resident of 4 182 regarding expired license on vehicle. He asked for some time to repair car and get it licensed.
• We also talked to 4 56 regarding Chevy with expired license, he has asked for an extension of time to have car repaired and licensed.
• We received a complaint regarding several sightings of dog at one residents home. They were called regarding this issue and said the dog visits occasionally.
• Ouie complaint regarding lights out on west side of row #141- #153. Due to snow and frost Enzo left for Argentina.
• Three lights were knocked down due to construction. They were asked to repair them.
• Resident concerned about mud and is afraid to drive car to her home.

Summary of Operations
Enclosed is the January 2007 financial statement. Budgeted Rental Income is $48,240.00. The amount collected this month was $45,695.00. Actual Collection loss was ($2,360.00). Total Operating Income for the month of January was $46,381.80, which was $1,106.80 more than budgeted due to net prepaids, vacancy loss and late fees collected. The January operating expenses were $35,506.58, which was $335.58 more than budgeted due to expenses for copying, collections, general maintenance, sewer, and additional payroll expense..
The Net Operating Income for January was $10,875.22. Cash on hand was $217,977.24. Security Deposit reserve is $27,692.00. As of January 31, 2007 there were 11 residents with past due amounts. The total amount owed on these accounts is $46,407.85. Of these accounts 10 have balances of $1,000.00 or more that are 90 days past due. Total due over 90 days is $41,801.48. This balance includes three residents whose rent structure is in dispute, a resident in the process of eviction and a resident that was evicted and has a past due balance of $1 1,458.48 still owing..
At this time, there are 5 vacant lots, one administrative unit and one unit occupied by the resident manager. All of these units are included in Total Lots of 135.
