Summary of Operations

 

Enclosed is the October 2006 financial statement. Budgeted Rental Income was $48,240.00. The amount collected this month was $45,625.00. Actual Collection loss was ($2463.69). Total Operating Income for the month of October was $44,777.95, which was $497.05 less than budgeted due to vacancy loss, collection loss. The October operating expenses were $34,800.26, which was $3,364.74 less than budgeted due to copying, tree maintenance and, sewer costs.

 

The Net Operating Income for October was $9,977.69. Cash on hand was $193,535.43.

Security Deposit reserve is $27,507.00. As of October 31, 2006 there were 16 residents with

past due amounts. The total amount owed on these accounts is $36,271.37. Of these accounts

9 have balances of $1,000.00 or more that are 90 days past due. Total due over 90 days is

$23,630.00. This balance includes three residents whose rent structure is in dispute.

 

At this time, there are 5 vacant lots, one administrative unit and one unit occupied by the resident manager. All of these units are included in Total Lots of 135.
