Resident Manager's Report

July 2006

•     Sandy, Julie and Enzo met with Douglas Sullivan on June 29th regarding the issues not completed during Goose Creek Project.

•     We have a bid from Diamond Tree: pruning cottonwood at #85 for $350, elm across from #38 for $245, pruning elm in #165 for $165, the elm west of 34A for $325. That’s a total of $1085 and he would discount to $995.

•     We have MHA improvement request from #27 &  #71.

•     Report of a resident been harassed by neighbor. This person comes to her yard every time she comes outside. Also interrupts conversation while she has company and made threatening remarks regarding a guest.

•     Sewer cleanup was completed in # 57.

•     Resident garden fence was destroyed by car out of control. Driver lost control due to bee sting. Police were called and the young man is to replace fence.

•     Speed bumps are on hold due to the fact another section is going to be needed to cover the bridge area. The section has been ordered.

•     There have been 4 noise complaints. One in a car driving through park and the other three were vehicles with music playing for the entertainment of the people in the yard.

•     Also letters were sent regarding resident and visitors parking on sidewalks and ignoring warning notices we placed on vehicles.

•     We received complaints on several occasions regarding no lights in washroom. The tubes have been loosened. Then we received a report of someone playing guitar and singing in the washroom. When we checked he said he was staying with resident in # 44. Also said he loosens tubes because he doesn’t like bright lights.

•     Resident complaint about broken outside post. This is been repaired.

•     Sandy gave us permission to get equipment from Mobile Maintenance storage, when we talked to Roger he said it is all junk and rusted, we will check this out.

•    # 50 yard has been mowed and cleaned as requested in last meeting.

•     We had a report of a water leak around turn off valve north of #33. Mobile Maintenance was called to repair and the repair has been completed. The resident is complaining they took her shed door and cut out part of her bush.

•    #75’s van was ticketed for invalid license plate. A warning was placed in a vehicle at # 93 because      the car was up on lifts for several weeks. That has been corrected.

 Summary of Operations

 Enclosed is the June 2006 financial statement. Budgeted Rental Income was $45,211.00. The amount collected this month was $46,022.68. Actual Collection loss was ($701 .17). Total Operating Income for the month of June was $47,312.68, which was $558.68 less than budgeted due to, vacancy loss and rent refunds. The June operating expenses were $38,522.73, which was $4,003.73 more than budgeted due to legal fees, postage, security deposit interest, general maintenance, water, and trash service, and the land trust fee.

 The Net Operating Income for June was $7804.90 Cash on hand was $167,676.45. Security Deposit reserve is $26,617.00 As of June 30, 2006 there were 12 residents with past due amounts. The total amount owed on these accounts is $29,323.37. Of these accounts 5 have balances of $1000.00 or more that are 90 days past due. Total due over 90 days is $15,245.00. This balance includes three residents whose rent structure is in dispute.

 

At this time, there are 5 vacant lots, one administrative unit and one unit occupied by the resident manager. All of these units are included in Total Lots of 135.
