In attendance: Loretta Milcarek, Julie Morris, Jonathan Machen, Alex Wilson, Ben Jensen, Sylvia Gentile

Julie’s report: The sewer people have been out a lot this month. Every problem encountered has been fixed so far.

The suggestion box is ready. it will be installed near Julie’s house and will feature the title, “maintenance requests only.”

 Enzo is going to put a bike rack up outside the washhouse, which he will fashion himself.

A resident in the park seems to be at a loss over the semi-demolished state of her home. Her boyfriend started the construction and then was jailed somewhere. She is to be notified to clean up her property, since there is no record of a new building permit registered with the city. If such a request is ineffective, we may need to consider a work party to help her out.

The washroom keeps getting vandalized. There were things in drains, scratches on tables, bike tracks inside. Solutions: a bike rack outside will help keep bikes out. Jonathan suggested bars on the windows, but no-one seemed to like that idea.  Julie complained that kids vandalize the room because they have no place to play, a subject that has come up often. We had a discussion about changing the combination lock on a more regular basis; it’s been a long time at what it is. Another suggestion was made to get a lock with an automatic timer so that the door will stay locked late at night.  Jonathan will look into that. Paying a security detail to watch the washhouse is too expensive. Another article in the Mobilizer might help, with an emphasis on keeping the washroom clean, as well as an article about what the newly-painted red curbs mean, and that we are not to park on sidewalks.

Julie will continue to meet new residents. It appears that Gene did not want to keep doing this. If we provide a packet of materials (bylaws, description of what is going on in general) to Julie or whoever the resident manager is, it will start relations off on a good foot.

Julie raised the issue/idea of giving out more guest parking stickers than the one per unit proposed; however Loretta didn’t like that idea, saying it would be too costly, and gave the example of where she lives, where residents have learned to live with one per house. She suggested that the same might need to be true at Mapleton. Julie’s point was that some families have upwards of three or four cars visiting on the weekends. It was agreed that we should see how residents react to the proposed number of guest tags once they read the new rules and regs, and then make a final decision.

Budget discussions: the issue of delinquent payments came up again. Although there are 6 people in the park that owe substantial sums of money, Loretta reported an unusually good month in terms of getting particular people to pay. Happily, the income/expense statement this month reflected some increased income due to several units finally being rented. Loretta’s observation: People get behind, they catch up, evictions are threatened, she gets some money, people try to get jobs, she tries to help with any sort of payment plan she can.  This inspired a discussion on the part of Ben Jensen, who was alarmed that such dismal collection loss over time would spell the end of the entire project. It was evident Ben was just coming to terms with the difficulties we will be facing in determining how to proceed with the thorny and contorting issue of evicting people.

 Loretta can’t do a budget until we know more of the actual figures of the Thistle financing.

 We briefly looked at the descriptions of the on-site manager and agreed it was a work in progress.

 Finance report – Sylvia gave her report, and is meeting with an accounting professional next week to go over the taxes.
