Procedure for becoming a resident of Mapleton Mobile Home Park

To clarify the application process, these are the steps to apply to live in the Park:

1 . Your first step should be to contact Thistle Community Housing at 1845 Folsom Street, Boulder, Colorado, or call Barbara Navin at 303-443-0007 ext. 103. Are you interested in a particular Mapleton home, or in living at Mapleton in general? Anyone may drive through the park to look at homes for sale from the outside, and Thistle should have lot numbers of homes for sale (see available homes for sale chart at their front desk).

2. If you are interested in a particular home, that home will already be on the Available homes for sale chart, and as such the unit is associated with a particular AMI%.

3. Every applicant should know that there are income and asset limits for the affordable homes in the Park.

4. Applicants should be aware that the income limits are particular to the specific home. If the unit AMI% is 30%, for instance, then the applicant can earn no more than 30% of the Area Median Income. If the applicant purchases that home, then when they sell it, they in turn must sell to someone who meets that income limit and the asset limits.

5. If the home is on a Market Rate rent tier lot, then neither income or asset limits apply, and there is no resale restriction.

6. If you are interested in getting on the Mapleton waitlist in general, and you confirm that you meet the income and asset limits for the home in which you are interested, THEN you should go to Hast & Company at 525 Canyon Blvd, 303- 444-7575, and fill out the application to have a background check done. This costs $30 per adult in the household (Thistle will not charge an application fee for Mapleton applicants).

7. Once you have been notified that you have passed the background check, you may fill out a Common Application (no Thistle supplement is required). You are free to pick up a Common Application at Thistle before passing the background check, but we will not send a letter of eligibility until we receive notice that your background check has been passed.

8. Thistle estimates that it may take up to 2 weeks to process your Application once they have received it, together with all required documentation.

9. Once the application has been processed, providing you meet the criteria, Thistle will mail a letter of eligibility to you. At that point, You are free to make an offer on a Mapleton home, providing that you meet the income limits for that particular home.
