Update on MHA/TCH/HHS Negotiations
As President of the Mapleton Home Association for the last year, I have been privileged to work with many talented Mapleton Park individuals as the MHA works toward becoming part of the Thistle Community Land Trust. When asked what my position is at the MHA I often state, "I have the enviable job of observing the many creative and skilled committee members and chair persons as they hustle to make the dream of a resident managed community come to life." Without these dedicated men and women, this community would be managed by outsiders who do not share the concerns of the residents. We would not be a member of a Community Land Trust, dedicated to creating a permanently affordable, low and moderate income housing development. We would have no say in our future, no input in the present and would leave nothing but broken dreams for those families that come after us. Over the years, many residents have stepped up to participate in the various committees and leadership positions in the MHA. The Canvassing Committee co-chaired by Alex Wilson and Alex Sanchez has found individuals willing to go door-to-door in the community to educate residents on the intricacies of the sale of the Park, affordability and the site plan. The Management Committee, currently chaired by Debbie Feustel, has been responsible for working out the management process for the Park once it becomes part of the Thistle CLT. But the Committee does much more than that. Its members and former members--Mari Haas, Alex Wilson, Gene Langlois, Ann Crone, Doug Bethurum, Ben Jensen, Debbie Kranzler, Jonathan Machen, Pete Caterina and Jerry Evans--have worked hard to set up means for residents to have a voice within their community. The MHA's business committee, Ben Jensen and Paul Keaton, has worked on the tough details of the transition from City ownership to CLT. Their vision has protected the rights of the residents in this time. The Park will have a new infrastructure thanks to efforts made by the Infrastructure and Site Committee over the last year and a half. This Committee has seen a fair number of people working on it: Debbie Kranzler, Don McKee, Dave Weil, and the present leader, Dick Wilcoxen. The Finance Committee chaired by Silvia Gentile and with Treasurer Tammy Lynn and her husband Patrick Lynn have taken on the complex task of moving our grass roots organization into the 21st century and managing a multi-million dollar piece of real estate. Residents have also participated in numerous projects since 1996 when the organization was founded. Jorge Arias, Holly Hutchinson, Pete Caterina and Mike Figgs participation in the Goose Creek Greenway Project led to a successful compromise, saving eight homes from destruction. Nan Lederer managed the Escrow Account. I apologize for the people I have left out; so many of you have contributed to the transition. It has been my privilege to work with all of you as President of this grass roots organization. I thank you for your help in making this project a success. But I would also like to ask every resident to take the time and thank your neighbors. Without resident support and participation, this project would never have succeeded.
Volunteers Help the Park in Its Transition to the Thistle CLT
Dick Wilcoxen, #28, a longtime resident of Mapleton Park has volunteered to head the MHA s Site Committee. You've probably seen him already with measuring tape in hand energetically surveying streets and yards throughout the Park. Dick brings his business experience to the position.. Helping him will be Silvia Gentile, #143, who has architectural experience and Keith Ainsworth, #156 who has financial and building experience. Lori Anderegg, #185, one of Mapleton's newest residents, is running for MHA Secretary, April 27. She came to Boulder from Iowa five years ago. Since the birth of her daughter, two and a half years ago, she has been a stay-at-home mom. Lori and her daughter participated in last summers video that laid out the basics of the Park s sale and affordability structure.
Management Committee Update by Debbie Feustel
Hast & Company received 42 responses to the phone tree list, of those 42 individuals, 8 agreed to call other folks in the park in case of an emergency. Recently, we had to shut off the water throughout the park and 75 people needed to be contacted. It took 30 minutes to contact 25 people. Fortunately, this was not a severe issue but it does demonstrate the need to be able to contact people quickly and lessen the burden. Hast is sending out another letter so please, if you have not already done so, respond so that we can implement this vital communication. I'm extending a big thanks to those of you who will join us in spreading the news. The Management Committee has been diligently working on the Lease as well as the Rules and Regulations for the Park. In conjunction with all of the work that is being done by the various committees, we hope to have these revised documents out to the community soon. It's exciting and challenging times for all of us and as Chairman, wish to extend my gratitude to the committee for all of their hard work.
INTRODUCING KATHRYN ALEXANDER, NEW COMMUNITY COORDINATOR
I welcome the opportunity to work with and serve the residents of Mapleton Homeowners Association as the Community Coordinator. While I'm new to your process, I am no stranger to working with government and my own residence is in the San Lazaro Community, a mobile home park on Valmont. In my "other" life I am the President of The Change Institute, and the founder of the Ethics Network a membership group for business owners and leaders that meets every other month to discuss successes and challenges in the areas of ethics, values and spirituality in their business, two positions that have helped me hone my facilitation skills. I've held two positions that have given me experience in non-profit activities that should prove useful here at Mapleton. I was the founder and past Executive Director of the Entrepreneurial Skills Center, Inc, a non-profit focused on developing businesses for students of Oakland, California high schools and interested adults. I was also the past President of the Association of Innovative Managers, a membership organization focused on sharing the learning around organizational change among Bay Area corporations. I have been on the upside and the down side of financial fortune so I understand many of the issues and concerns of Mapleton residents. My daughter lives in Seattle and I have a dog Jake and two cats, Chester (20) and Pricisilla (5).
